DIY Home Inspections: 4 Things to Check Before Calling a Pro

Performing a DIY home inspection can proactively identify potential issues in your home before involving a professional. While a professional inspection is always recommended for a comprehensive evaluation, you can conduct a preliminary check yourself. At CalPro Inspection Group, we encourage homeowners to be vigilant about their property’s condition. Here’s a guide on what you can check yourself.

1. Exterior Inspection

Start with the roof and gutters. Look for missing, damaged, or curling shingles, and inspect for moss or algae growth, which can indicate moisture problems. If you can’t safely access the roof, use binoculars for a closer look. Ensure the gutters are securely attached and debris-free, and check that downspouts direct water away from the foundation.

Next, examine the siding and paint. Inspect the siding for cracks, gaps, or signs of rot, especially in areas near the ground or around windows and doors. Look for peeling or blistering paint, which indicates moisture issues or an aging exterior. Additionally, inspect the foundation for any visible cracks or signs of shifting. While small hairline cracks can be normal, larger cracks may require professional attention.

2. Interior Inspection

Next, head inside to the basement and crawl spaces. Look for dampness, water stains, or mold, and be aware of musty odors indicating moisture problems. Also, inspect for signs of pests, such as rodent droppings or insect damage. Be sure to check the walls and ceilings for cracks. Small cracks are often due to settling, but large or growing cracks could indicate structural issues. Finally, all windows and doors must be opened and closed to ensure they operate smoothly. Sticking can indicate settling or humidity issues.

3. Plumbing Inspection

To check your plumbing, inspect visible pipes for leaks or corrosion, paying particular attention to areas under sinks and around toilets. Check for signs of rust or leaks around the water heater. Turn on faucets to test the water pressure; low pressure can indicate plumbing issues. Then, ensure the drains are working correctly and not clogged.

4. Electrical Inspection

Finally, test all outlets and switches to ensure they are working correctly. Check Ground Fault Circuit Interrupters (GFCIs) in kitchens and bathrooms to ensure they trip and reset properly. Inspect the electrical panel for any signs of damage or overheating, and ensure all breakers are correctly labeled.
