Everything You Need to Know About Roof Inspections

The Roof Inspection Process

Depending on the contractor, the weather, and the type of roof on your home, there are various ways to inspect a roof. The most typical are listed below:

  • Visual Inspection: Typically, the best way to inspect the roof is to look at it. Most home inspectors will climb onto the roof and examine the eaves, vents, shingles, and flashing before heading into the attic to check for any damage there.
  • Infrared Inspection: Some home inspectors will also use infrared technology during their visual inspection of the roof. An infrared scanner can show changes in temperature which can indicate areas of damage that may be invisible to the naked eye. These changes in temperature can point to areas where heat is escaping from the roof where it shouldn't be.
  • Drone Inspection: Finally, if your roof has difficult-to-reach spaces, your home inspector may choose to use a drone to get a closer look without putting themselves in danger.

Possible Findings

Regardless of the method your inspector uses, they will all be searching for the same signs of damage.

  • Water Damage: Water damage is common to find during roof inspections. Most often, this type of damage occurs because water isn't draining properly. This can be caused by clogged gutters, improperly-installed or damaged flashing, or missing shingles.
  • Mold: If water damage is present on your roof, your inspector may also find mold growth around your chimney or in the attic. Mold can be a very serious problem so your inspector should pay special attention to these areas.
  • Damaged Shingles: Your inspector will also be on the lookout for damaged or deteriorated shingles. If they are missing, loose, rotting, or have algae growth, your inspector should note it in the report.
